Water Quality

Water Compliance

Air Quality
In order to maintain the highest air quality in a building space, it is important to understand the expected performance of your system and match that performance with current best practices. Our team, by testing key operating parameters, along with an in-depth inspection of the space, will provide path-forward recommendations for each system, whether it is for online IAQ monitoring programs with remote access and reporting; recommendations on remediating IAQ problems; or specification of air filtration, purifying and sanitizing equipment or innovative technologies (e.g., bipolar ionization, UV, dry hydrogen, peroxide, triethylene glycol, etc.).

Plumbing

Fire Protection
In designing our fire protection systems, we hold safety and resiliency as top priorities. Distributed Antenna Systems
Combining RF theory and practical application, we leverage current design techniques, as well as cutting-edge and emerging technologies, toward the design of critical wireless systems. A distributed antenna system (DAS), engineered and installed to correspond to the unique blueprint of the building, is a critical wireless system designed for the enhanced communication of wireless devices, public safety and two-way radios inside buildings. Architectural lighting design through our division, LightBox Studios. LightBox Studios’ inclusive design approach complements and enhances the architecture as well as the users’ experience of space and place—whether it’s creating custom light fixture designs or utilizing fully dimmable light sources and daylight harvesting. Attuned to wellness, they employ technologies such as circadian lighting to mimic the organic natural cycle by which the body transitions between sleepiness and alertness over the course of the day. CFD Modeling and Advanced Technologies
Computational fluid dynamics (CFD) models developed by our team simulate the movement of air and of the thermal properties within and around buildings to provide a visual representation of the complex features of HVAC design. By providing an analysis of HVAC performance without a physical system installation or building prototype, these results inform designs to improve the quality and comfort of the indoor environments.
Indoor Air Quality Enhancements
Since the pandemic began, JB&B has been working with PhDs and leading researchers in the domain of virus shed and spread in buildings to understand exactly how COVID-19 is infecting people and what building systems can do to mitigate the risks. Our collaborators grant us an in-depth understanding of the role that individual spreaders, droplet attributes and ventilation effectiveness play in infection, so we can evaluate the efficacy of a virus-fighting measure and constantly refine JB&B’s best practices.
Balancing
Testing, adjusting and balancing (TAB) are the three major steps used to achieve maximal operation of HVAC systems. Our TAB specialists perform air and hydronic measurements on HVAC systems and adjust the respective flows as required to achieve design performance of the building environmental equipment.
Commissioning
A quality-focused process that enhances the delivery of a project for green building standards, energy conservation codes and/or clientspecific requests. It maintains a primary focus on verifying and documenting that the facility and all of its systems and assemblies are planned, designed, installed, tested, operated and maintained to meet the Owner’s Project Requirements.
Laser Scanning
A process whereby a team of qualified scanning technicians digitally captures a physical object using lasers and images, with the end product a 3D representation of the object in pointcloud format assembled by our in-house engineer-modelers. The point-clouds are then used to provide a static 3D representation that serves as the foundation for development of dynamic Building Information Models.
MEP Advisory Services
An MEP-centric team with a dual focus on management oversight for projects and technical oversight for systems. Leveraging our core strength with MEP systems positions us to more effectively execute project management, construction administration and operations consulting services on behalf of property management engineering staff. Construction scheduling and budget management; bid management, leveling and invoicing review; pre-qualifying vendors and contractor/vendor coordination—all are enhanced by JB&B’s renowned precision and keen eye for the overall functionality of a project.
Operational Optimization
OO leverages building data analytics software to identify issues and make actionable recommendations to improve operation through correction of equipment/system deficiencies, implementation of new control sequences or operator protocols, and infrastructure upgrades.
Property Assessments
Evaluation of real estate assets based on reviews to help owners understand and maintain the physical condition and value of their real estate portfolio, develop capital budgets, and prioritize resources. A formal report is delivered, including observed deficiencies, estimated lifespan of building elements and systems, and a list of recommendations for repair or replacement with estimated costs.
Special Inspections
NYC-required inspections conducted during the construction process to verify that work is being done in accordance with the approved plans and specifications. The firm is licensed with the NYC Department of Buildings as well as accredited through the International Accreditation Service (IAS).
Technical Project Support
A service that provides onsite practical direction for coordination and troubleshooting of new and existing systems, and startup operations support, as well as guidance regarding code/plan/specification requirements, to successfully complete a project. This entails periodic visits by an engineer and acts as a bridge to the designers to minimize impacts to the project schedule.
Thermography
A non-invasive proactive method of detecting potential electrical equipment/system failures utilizing infrared cameras. Our certified Level I Thermographers can identify a full spectrum of potential electrical problems, and can also diagnose mechanical equipment problems as necessary.
