1133 Avenue of the Americas

1133 Avenue of the Americas is a 44-story office development owned and operated by The Durst Organization. The owner requested a study of the viability of replacing the building’s existing central heating and cooling infrastructure. Upon completion of an energy utility cost and feasibility study, it was decided that the building’s existing Con Ed steam service and steam adsorption chiller service were to be replaced with a condensing hot water boiler plant and electric-drive mag-lev chillers. Working in collaboration with the client, an unused alcove beneath a building setback was used for the new boiler plant, which helped to limit the impact to the building’s prime rentable space.
