Transforming Office Space into Research Infrastructure

The project consisted of repositioning the existing 165,000 sq.ft. office building at 45-18 Court Square and adding approximately 60,000 sq.ft. to maximize the zoning area, for a total of approximately 225,000 gross square feet. The repositioned building was designed as a 24/7 developer laboratory building with a 50:50 lab-to-office ratio. 

For this core and shell laboratory project all existing infrastructure serving the building was replaced with entirely new mechanical, electrical, plumbing, fire protection and fire alarm systems, including rooftop central air handling units, air-cooled chiller and natural gas condensing boiler plants, life safety and optional standby emergency generators, and below-grade acid neutralization systems.
