The renovation of the 9th Floor at 7 Penn Plaza for SOSV IndieBio NY accommodates 20,000 sq.ft. of laboratory and support office space for this biotech incubator. The program includes a reception area with a cafe and lounge, casual workspaces, a podcast room and a public gathering space. The laboratory space consists of 3,300 sq.ft. designated for BSL-2 wet labs, including four (4) laboratory sinks with point-of-use acid neutralization systems, one (1) chemical fume hood, and one (1) recirculating-type biosafety cabinet.

The project also included the construction of a new chemical fume hood exhaust fan set on the roof, as well as the installation of supplemental air conditioning units for the Linear Equipment Rooms/IT closets. A new water-cooled DX 100% outside air handling unit was included to cool and dehumidify the incoming outdoor air before it is supplied to the building. All this was achieved given the complexity involved in creating a modern laboratory space within a 1920s office building.
