Balancing

Testing, Adjusting and Balancing (TAB) are the three major steps used to achieve maximal operation of HVAC systems. Our TAB specialists measure, adjust, and document air and hydronic system performance, comfort energy efficiency, and reliable operation, with results coordinated with the project team and the commissioning process.

New, Existing, & Ongoing Building Cx

A quality-focused process for verifying and documenting that building systems are planned, designed, installed, tested, operated, and maintained to meet defined performance requirements. Our Commissioning team supports new-construction commissioning, existing-building commissioning and retro-commissioning, and ongoing commissioning to improve project delivery, systems performance, energy efficiency, maintainability, and operational readiness.

Laser Scanning

A process whereby a team of qualified scanning technicians digitally captures a physical object using lasers and images, with the end product a 3D representation of the object in point-cloud format. The point cloud can then be used as a static 3D representation that serves as the foundation for development of dynamic building information models (BIM).

MEP Advisory Services

An MEP-focused project leadership team with a dual focus on management oversight for projects and technical oversight for systems. Leveraging our core strength with MEP systems positions us to more effectively execute project management, construction administration and operations consulting services on behalf of property management engineering staff. Our team supports planning, design, procurement, construction, turnover, and operations through schedule and budget oversight, bid leveling, invoice review, vendor pre-qualification, contractor coordination, technical issue resolution, and operational-readiness support.

Property Assessments

We evaluate the physical condition of building systems and infrastructure to help owners understand risk, plan capital expenditures, and prioritize investment across individual assets or portfolios. Deliverables document observed deficiencies, remaining useful life, recommended repairs or replacements, and order-of-magnitude cost estimates to support capital planning and asset management decisions.

Special Inspections

NYC-required inspections conducted during the construction process to verify that work is being done in accordance with the approved plans and specifications. JB&B is registered with the NYC Department of Buildings as a Special Inspection Agency and maintains applicable accreditation through the International Accreditation Service (IAS).

Thermography

A non-invasive proactive method of detecting potential electrical equipment/system failures utilizing infrared cameras. Our certified thermographers perform surveys, document thermal anomalies, and provide findings that support maintenance, troubleshooting, and risk reduction.
